215 Newark Avenue

215 Newark Avenue in downtown Jersey City


Half of the eventual six stories have been erected on the Newark Avenue property. For years this empty lot more or less marked the end of the gentrified downtown. When completed, the base of the new building will include retail stores with apartment units above it and serve as a gateway extending gentrification west of Jersey Avenue.

Not sure you can call any part of Newark ave gentrified. There are signs here and there, like LITM and Ox, but that streetscape still needs a lot of love. Hopefully Fullop's plan will improve it significantly.

As it stands, I'm still looking for gentrification of Newark ave west of Grove.

While its true that many parts of Newark Avenue east of Jersey Avenue still have empty store fronts and run down dollar stores, the street has more or less been a conduit for gentrified residents, a safe haven late night. Jersey Avenue has for a while been a symbolic line of demarcation between new, wealthy, and safe downtown and the old, impoverished, dangerous city. There are obviously highlights west of Jersey Avenue that have appealed to the new gentry, but are more often the exception than the rule.

More importantly though, a new structure like 215 Newark Avenue will change the perception of the block; its a recognizable, visible sign of change. The same could be said for the construction of Its Greek To Me or the Sovereign Bank, which are more or less neighbors of 215 Newark Avenue.
